Auto Dealership (Facility Reposition Study)

This project was envisioned by Rick Markum during his time with DAVIS, where he championed the efforts of their "reform" group which focused on the repurposing and repositioning of existing real estate assets between 2002 and 2010, prior to this type of work receiving much attention in the Greater Phoenix metro area.

During the "Great Recession", the automobile retail sector was hit especially hard. While every sector struggled, some sectors were less affected.

DAVIS and the "reform" team reached out to a local automobile retail real estate broker to brainstorm ideas for repositioning these types of assets which dotted much of the landscape in South Scottsdale.

The team decided to focus on two primary strategies which could take advantage of the unique parking structure of the facility. The first option would convert the showroom into office space, and utilize the parking for company vehicles. This type of space could lend itself to a pest control, or telecommunications type business with a small fleet of van, pick-up or sport utility vehichles.

The second option was for a small grocery store (similar to Trader Joe's or Fresh & Easy) with an adjacent small dine in or take out restaurant space, both of which could use the structured parking for customers.
